We own the homes we rent. That single fact decides most of how this operation runs, from who answers the phone to why a repair gets done rather than deferred.

Who we are

Ellis Ventures is a private ownership group holding residential rental property in central Virginia. We buy homes to keep them, we manage them ourselves, and we deal with residents directly rather than through a layer of intermediaries.

That structure is the whole point. An owner-operator has no incentive to defer a repair into someone else’s budget year, no leasing agent paid per application, and nobody to hand a hard conversation to. When something needs deciding on one of our properties, the person who decides it is reachable on the number at the top of this page.

We are deliberately small. We would rather hold a modest number of homes well than a large number badly, and we would rather have a resident renew for the fifth time than fill a vacancy quickly.

What that means in practice

The owner is the operator

Ellis Ventures owns the homes it rents. There is no management company between you and the decision-maker, so a question about a repair, a renewal, or a lease term is answered by someone who can actually answer it.

The screening standard is published before you pay

One written criteria set, applied to every applicant in the same order. You can read it and decide whether to apply, rather than finding out what it was after the application fee has cleared.

Repairs go in writing and stay tracked

Requests are timestamped, assigned, and closed out with a record. Emergencies — no heat, no water, an active leak — get a phone line that a person answers.

We hold, we do not flip

These are long-hold properties. A resident who renews is worth more to us than a turnover, which is why maintenance gets done rather than deferred to the next owner.
